Scotch Plains Planning Board Approves Construction for Shackamaxon Redevelopment Plan

SCOTCH PLAINS, NJ – Township Planning Board members have approved the application for construction of a cart barn and in-ground swimming pool at the Shackamaxon Country Club, located at 1607 Shackamaxon Drive.
The board addressed a variety of construction topics and matters in Tuesday's meeting. The biggest concerns for local residents, especially those residing on Arrowhead Drive, were the potential noise and spectacle concerns that the relocation of the swimming pool might present.
Credited witness Michael T. Lanzafama, a state-licensed professional land surveyor, engineer and planner representing Casey & Keller, Inc. provided in-depth insights on the redevelopment plan of the property in the R1 Zoning District to the board. Lanzafama shed some light on the concerns that residents had by proposing the implementation of an 8-foot fence in addition to the utilization of arborvitae, a series of evergreen trees designed to reduce sound and any other visible distractions. The board later approved the construction and applauded the concerns for neighboring residents.
Lanzafama explained the existing pool will be demolished to make room for new improvements, which include the sought construction of about 16 age-restricted town houses on the country club property. These planned developments prompted the relocation of the swimming pool and spa area as well as a new cart barn. The proposed system will take place in unoccupied lawn on land that is currently owned by the nearly century-old country club. The proposed system was a “1-2 punch” as Lanzafama put it, as it benefits the town and country club.
The newly designed pool complex will feature a 4,750-square-foot main pool, a 1,760-square-foot adult pool, a child’s pool, a spa and two patio-areas. While the redesign size for the swimming pools is approximately 40 percent of the existing, excessively sized swimming pool that will be demolished in lieu of the development of new properties. Christopher Schiavone, co-owner of Shackamaxon and chief executive officer of RDC Golf Group, Inc. explained the vital business needs of having a pool at the country club, which provides employment to nearly 100 people, including the half-dozen estimated employees designated in the pool area. Schiavone explained they are already attracting members from the Roselle Golf Club since its recent pool closing.
Schiavone also said that he anticipates many members stay at Shackamaxon solely because of the offered pool amenities. In addition to agreeing to the conditions of adding sound barriers, Schiavone advocated that he would aim to prevent noise levels from exceeding 65 decibels, especially during the later hours.
